Do we really need a development moratorium in Highlands?08 Sep

We think it is really important to keep informed about what is going in the central Denver neighborhoods, especially when it comes to anything that will effect property values.  We know that Denver is putting together a new zoning code, and this moratorium on development until that new zoning code takes effect.  If you have an opinion, either way, make sure that your voice is heard.

Councilman Rick Garcia intends to introduce a bill that would place a moratorium on multi-unit development in northwest Denver.

The draft bill has not yet been widely distributed but it was obtained by the Denver Daily News. Because of delays in finalizing the city’s new zoning code — which would downzone northwest Denver from R-2 to R-1 anyway — Garcia has promised constituents to push for a moratorium on multi-unit development in the area to give them peace of mind.

Several neighbors are concerned that developers and real estate agents are pushing scrape-off multi-unit developments to “scrape, rape and prostitute” northwest Denver. They believe the moratorium is necessary to prevent these developers from taking advantage of delays associated with the new zoning code. The code was originally expected to reach City Council by the end of the year, but city planners are now looking toward next year.

Garcia’s bill would place the moratorium on multi-unit development in the area bounded by Tennyson Street, 46th Avenue, Lowell Boulevard and 41st Avenue; Tennyson Street, 35th Avenue, Lowell Boulevard and 32nd Avenue; and Irving Street, 38th Avenue, Federal Boulevard and Highland Park Place.
